What Is Included in a Property Auction Legal Pack?
A sale legal pack (or auction pack) is a set of documents prepared by the seller’s solicitor and made available to potential buyers before the auction. It provides all the legal information a buyer needs to carry out due diligence and bid with confidence.
While the exact contents can vary depending on the property, a typical auction legal pack will include:
- Title documents
- Special conditions of sale
- Draft contract
- Searches, such as local authority search, drainage and water search and environmental search
- Property information forms such as a TA6 and TA10
- Leasehold information, as such lease agreement, ground rent and service charge details and management company information
Plus any additional documents, such as:
- Tenancy agreements (for let properties)
- Planning permissions or building regulations
