How to Choose a Reputable Conveyancer – What the Panorama Investigation Means for Homebuyers and Sellers

A recent BBC Panorama exposé has shed light on questionable estate agency practices that could cost buyers and sellers thousands. What Happened?

In the Panorama episode “Undercover Estate Agent” (aired 14 July 2025), a journalist went undercover at two well-known estate agencies. The programme uncovered practices where buyers who agreed to use an estate agent’s in-house mortgage or legal services were favoured over others — even when those others made higher offers. This tactic, known as conditional selling.

The investigation also exposed other troubling behaviours, such as overvaluing homes to win listings, then pressuring sellers to reduce prices later – all while pushing commission-generating “add-on” services.

So, What Should You Look Out For?

  1. Referrals can help – but ask questions.

Estate agents, friends, and family may all suggest conveyancers. That’s not a bad thing, good recommendations can save you time and money. But always ask:

  • Why are they recommending this provider?
  • Is there a referral fee involved?
  • Is the service right for your situation?

Referrals are fine if they’re transparent and based on quality.  Check out online reviews to see if they can offer a service that is right for you.

  1. You are not required to use in-house services.

Estate agents can’t force you to use their recommended mortgage broker or conveyancer. They also can’t refuse to pass on your offer if you choose to go independent.

  1. Know the signs of pressure tactics.

Watch out for:

  • Agents suggesting your offer won’t be accepted unless you speak to their adviser.
  • Delays in forwarding offers.
  • Sudden price-drop advice soon after listing.

These could indicate the agent is prioritising their own commission over your best interest.
